Steel distributor Steelforce has consolidated its three Melbourne properties into a new purpose built facility in Derrimut.
The new 8,437sqm property at 91A Calarco Drive consolidates Steelforce’s Melbourne operations, which included Dandenong and Campbellfield facilities, as well as a third offsite unit.
CBRE’s Associate Director’s Harry Kalaitzis & Todd Grima negotiated the seven-year lease deal on behalf of the joint venture developer, a private family and the Pelligra Group.
The property, which was negotiated at a rental of $638,000 per annum, comprises a corporate office and amenities over two levels and a high clearance workshop with a spring height of 12 metres. The facility also features seven overhead gantry cranes, a large power supply and full truck drive around area.
Mr Kalaitzis said Steelforce was attracted to Melbourne’s western suburbs given its connection to major thoroughfares and industrial precincts.
“Derrimut remains an attractive location for major logistics providers due to its vast road network and proximity to the port,” Mr Kalaitzis said.
“The property backs onto the Western Freeway, which offers huge exposure.”
